So how much are loft conversions & will you get your money back?

About 20 years ago if you added a loft conversion to your property you would be lucky to add on £5,000 to the value of your property. Street price appeared to overrule when it Loft Conversion Bedroomcame to loft conversions and in most cases homeowners actually lost out.

That said I can now tell you that times have changed and whilst you may not get back all of the costs of a loft conversion - depending on where you live - you will still get back the majority of your investment. In some cases you may actually profit from your loft conversion but it very much depends on your location and the state of the housing market.

The average cost of a loft conversion addition - 2 bedroom with 1 en-suite - to an average 3 bed house comes in around £35,000 for the finished item.

You can of course get a basic loft conversion starting at about £15,000 and you do all the finish work yourself. Likewise you can have the best loft conversion with a full mansard, high quality roof covering and fittings with real timber flooring and designer fittings for around £75,000.


COMMON VARIABLES THAT AFFECT THE COSTS

To get to grips with the options I can tell you that the best type of loft conversion comes with a full mansard to the rear. What this means is that you build up the party wall to the rear of the apex and then drop a new flat roof in to cover the back of your house.

Once that’s done you have usually gained as much floor space as possible from your Loft Conversion Bathroomconversion. The front of your loft conversion is usually finished off with a few velux windows or a dormer as you are unlikely to get anything else with a planning application and a refusal at the end of it.

Of course this kind of loft conversion involves increased loads to the party walls so you will need to have some surveys done and sort out a party wall agreement under the the Party Wall Act 1996.

All of this work involves loads of extra costs and is presumably why you see lot of full dormer loft conversions rather than full mansard.

A full dormer is similar to the mansard but not as wide and doesn’t interfere with party walls.  The bigger the dormer you have the more floor space you have with normal roof height rather than sloping ceilings. Again, the bigger the dormer them more costs. It's even worse if you add two dormers so try to avoid this option.


OTHER VARIABLES THAT AFFECT THE COSTS ARE

Other consideration which may or may not affect budget is the state of your electrical installation and central heating.

If you have an old electric installation - say 25 year old or more - then it might be wise to have a complete rewire rather than go overloading and old system with new circuits.

On the heating front you will need to review your current system to see if you have the capacity to add on another 2/3 radiators. If your have a system that is ten year old or so the you might need to get a larger replacement boiler.

Hot water is another big issue if you add a bathroom as you may or may not have enough water pressure to give you a hot water feed upstairs. You may have to budget for booster pumps, moving tanks around, electrical showers and so on.

All in all the variables here for what you may or may not need could set you back £10,000 or more so make sure that when you get costs for a loft conversion all of these issues such as hot water, heating and electric’s are addressed right from the start.
