Another question that falls straight into the stupid questions category has to be “How Much Does An Extension Cost?.” In most cases people seem to think that extension come at a standard price but that’s not how it works.

First off lets take a look at the most common type of house extensions and some of the variables that make a big difference in the price.


STANDARD REAR EXTENSION

One of the most popular forms of extension, also known as a kitchen extension.

Prices from £25,000 to £50,000 depending on quite a few variables. Factors that have a large influence on the price are:

Those are a few of the most common variables that effect the costs considerably on any build. For example, a pitched roof with a few velux windows will costs around £5,000 or £6,000 whilst a flat roof finished with green emerald felt could be less than £3,000.

In the past few years it has grown popular to have loads of doors that open up to the garden. A standard double glazed 4 door pack that open all the way back to give you a 10 ft opening in those long summer days would set you back about £3,000 from Magnet but by the time you install it is likely to add £5,000 to your build.

Just adding the 4 doors to the garden, 8/10 low voltage lights, a real wood floor and a tv installation and your build will have gone up by about £10,000 plus vat.


TWO STOREY EXTENSIONS

Two storey extensions represent much better value for money on a build as you get twice the amount of space but only pay approximately half the costs of the ground floor build. The most popular two storey extensions are to the site of semi-detached properties.

Costs vary like crazy because of the variables mentioned above and of course how you want to use the space.

Another popular form of 2nd floor extension is to build out over the garage, also called an over garage extension. Yet again costs vary depending mainly on the structure of your existing garage.

Some garages are built with concrete panel walls or even single skim brick or block work and have little or no foundations. It might be necessary to take down the garage and start fresh or you may be able to build with a few alterations to the existing building. Either way it is impossible to give you any further help with costs and the best way forward here is to call in the builders and get some ideas before you call the architects.


SIDE EXTENSION

The term side extension refers mostly to building an extension along the side of the back return on a period property like a Victorian Terrace. The width of this space forming the side extension varies and in some cases it is only about a metre wide but oddly enough it has a huge impact on the room within when you do the build and take down the side wall to make it all open plan. It may not appear to be great value for money as you are gaining so little space but it is nearly always worth doing and will easily add value to your property if done correctly.

Mostly the ceilings/roof are glass to get maximum light and if your lucky the party wall might be there already which means the only building you have to do is a little bit to the walls, new floor, new roof and some structural to the main building to join up.

Side extensions are very popular in London and prices range from about £15,000 for the most basic to the £75,000 for the full works.


WRAPAROUND EXTENSIONS

You’re probably wondering what the heck is wraparound extension but if you live in a period home like a standard Victorian terrace then you will be familiar with the layout which includes a back addition that is narrower than the main front part of the building.

The term wraparound extension is applied when you add on a rear and side extension to the back addition of a property. Basically it’s an L shape extension which will easily set you back over £100,000 in London and considerably more depending on the specification.


BASEMENT EXTENSIONS

This is the most costly extension you can add to you property as you can imagine there will be a lot of digging and the whole house gets underpinned to stop it from collapsing as you dig out the ground underneath.

Costs are easily £100,000 plus and you are very unlikely to get the costs back when you sell unless you are in a premium property area like central London. Certainly not a project for the faint hearted.
