It’s hard to believe that a garage conversion is probably one of the smartest investments you can ever make with a guaranteed windfall. You might think I’ve been drinking here to make such assertions but you would be wrong so read on and find out why garage conversions have been taking the UK by storm during 2011.


ADDING VALUE TO YOUR HOME

In order to see why a garage conversion is such a good investment we need to look at how much an extra room would add to your property. It doesn’t matter if the extra room is used as a lounge, a bedroom, a home office or any other normal use as it can always be offered up as an extra bedroom when you come to sell.

Clearly room values will change depending on where you live in the UK. For example an extra bedroom on a terrace in London might add 40,000 to 50,000 whilst an extra bedroom in a small town in Wales might only be worth 10,000. If we look at the UK as a whole the average value of an extra bedroom would be in the region of 30,000.

Okay, if you accept the argument that adding an extra bedroom is potentially worth 30,000 then let’s take a look at the costs of adding on an extra bedroom to your house:

Clearly the garage conversion is the best option as you are adding on an extra room to your house for less than 10,000 with a potential gain of 30,000 to your property value and that is why more and more homeowners are getting rid of their garages and turning them into extra living space.

Not only do you get your money back but you make a nice bit of profit and to top it off you get to use the extra space until you finally sell up. Basically it’s a win win situation and there are very few of those in the property market.


VARIABLES THAT UP THE COSTS OF A GARAGE CONVERSION

There are a number of variable’s here that can move up the costs for a garage conversion. Probably the most important one is the quality of the garage. For example, if it’s a box added on to the side of you house then there is a strong possibility that the building is substandard with 100 mm walls, little or no insulation and a roof that may well need changing.

By the time you get the basic building up to residential standards you may well have spent 3,000/5,000 before you even think about bricking up the front, installing some double glazing to the front and double glazed French doors or sliding doors to the rear.

There is also the possibility that the water mains might need to be relocated. if you are really unlucky then you might have to move the gas or electric meter.

Flooring levels may be another problem as the existing concrete floor is unlikely to have a proper damp course if it is an old garage. If the existing floor is a bit lower than the house floor you might have enough space to fit a suspended timber floor which would be a nice little saving.

Make sure you get a  damp proofing survey done for the walls before you plaster up as it will be difficult to remedy later on if damp starts to come through the new plasterwork.


WARNING: THE FRONT OF YOUR GARAGE CONVERSION

One of the most important aspects of a good garage conversion is how it blends in with the house. Imagine taking out the garage doors and filling the hole in with any old bricks and a window in the centre and you have just knocked a bundle off the value of your house.

Clearly you will need to remove the garage doors and once you do it is crucial that you build using the the same or very similar material as the remainder of the house. If your house has casement windows then make sure you use a casement window with similar mouldings for the new garage window. if you have brickwork to the front then make sure you get the best matching brickwork. Likewise if it pebbledash then make sure everything matches is.

The overall aim is to ensure that nobody can tell that it used to be a garage and if you can achieve that status then you have a great garage conversion.
